One of the main reasons for selling property without the help of an agent is because it saves you a substantial amount of money. But why do some sellers still turn to real estate agents to sell their property? Is it because some might feel that the task of negotiating is to daunting or that they lack the ability to market their property themselves. The truth is that selling your property privately needn’t be a hassle. Here are some easy and effective ways to sell you property without using an agent.
1. The Internet
The World Wide Web has proven to be a great way to sell property. It is effective and relatively cheap compare to print media. Here are some of the options:
Property Portals
A property portal offers you the opportunity to advertise you property on a site that enjoys a large amount of traffic from mainly house hunters. For a set price you can upload information and images of your property as well as you contact details should a web browser be interested in your property.
Social Media Sites
Social media has taken the world by storm and apart from helping you connect with friends and like mind individuals, it also creates an effective way for you to advertise your property for free. Twitter, Facebook and YouTube are only some of the site that you can advertise on. These days some people are even creating virtual tours or videos of their properties and posting it on the net. Be creative and use good quality images and your property will be sold before you know it.
Classified Ad Sites
Many private sellers have found classified ad sites to be very effective in selling property. Sites like Craigslist and Gumtree are probably the most popular but be sure to search for other sites specific to the area you are selling in.
2. Print MediaNewspapers
Although slightly expensive, newspaper ads are a great way to advertise you property for sale. Make sure that you have good quality images and write a proper description to go along with it.
Property Magazines
Just like newspaper advertising, this option is relatively expensive but if you are prepared to pay, this is a great way to market your property.
Brochures
Print your own brochures with the property details, images and your contact information and drop them off in mailboxes or stick them up on notice boards around town.
3. Auction
When selling on auction, you introduce a starting price and potential buyers bid against each other. The final price is decided by the highest bidder, which means that the sale price can be higher than expected in some cases. This is an expensive way to sell but it can be very beneficial especially for properties that have the combination of being both unusual and sought after.
4. Sale by Private Tender/Set Sale
When you put your property up for sale by tender, you set the terms, conditions and the deadline while prospective buyers have the opportunity to put forward their competitive bids. The individual bids are not transparent and tenders are asked to seal their offer in an envelope and deposit it by a predetermined date and time. The seller then opens the tenders together and chooses the best one. This method of selling is a great way to get the maximum sale price but at the same time it reduces the possibility of achieving a result higher than expectations
